about us

We are home builders dedicated to principles of craftsmanship and integrity.  Primarily focused on renovations, additions, and remodels of Denver's historic buildings, our goal in every project is to honor not only our commitment to our clients, but also to the buildings and neighborhoods entrusted to our care.

Our professional philosophy is fairly simple; we strive to create living and working spaces that will outlive us.  The buildings we modify were engineered with an enormous amount of care and forethought, and they were hand-built by highly skilled craftsmen many decades before we were born.  It is important to us to honor that work by designing and building our projects not just with the next decade or two in mind, but with the hope that what we build will stand for the next century or more.

THE VALUE OF EXPERIENCE

When it comes to remodeling historic structures, prior experience is absolutely essential. Far too often in this field of work, a century-old building is regarded as something mysterious or unknowable.  A common refrain among general contractors faced with an older building is, "well, we never know what we're going to find until we open these walls".  Those words should raise a giant red flag for any potential client.  The fact is, these buildings, their methods of construction, and their probable faults should be far from mysterious to a professional builder who specializes in historic renovation.

 

We have spent decades working on historic buildings, some dating back to the early nineteenth century.  From houses to saloons to apartment buildings, we have taken them apart and put them back together.  This is the level of experience and expertise we can bring to your project.

DESIGN

Each home remodeling project comes with its own unique set of complexities and variables, and we will guide you through each step and obstacle to ensure that your home is built to your standards and within your budget.  Our multi-stage design process was developed to minimize the various ambiguities and uncertainties that so often plague a home renovation.

 
 

Initial Consultation

In this on-site meeting we will conduct a full walk-through and discuss your project goals, budget, and timeline.  During this meeting we will also advise you of any zoning or permitting concerns relevant to your project.

 


Project Construction Estimate and Design Agreement

Based on the details of our initial consultation, we provide you with a price range for the full project as well as a set fee for the necessary design work.

 


Baseline Measurements

Our design process begins in earnest with complete measurements and photographs of your building as well as detailed notes concerning the specifics of your project.  We investigate any potential structural concerns and verify the location and condition of all plumbing, wiring, and ducts that will be affected by our work.  All of this information will be integral to our design and budgeting work for your project.

Design Presentation

We will present you with a range of design layouts, schematic drawings, and 3D renderings for your project, as well as advice on the potential cost implications for each option.  At this point you can choose between these options and advise us on any changes you would like to make to our proposed plans. 

 

Trades Selection

Before presenting a finalized project contract, we solicit solid bids from our group of trusted subcontractors.  With a final layout in hand, we schedule on-site meetings with our tradesmen, who can then provide us with firm, written bids for the work your project will require. 

 


Product Selection

We will help you to select all of your finished materials, including cabinets, fixtures, tile, and flooring.  Our clients have access to all of our various suppliers, and we will assist you in making selections that will keep your project within your desired budget.

 


Construction Contract

With a final design, subcontractor pricing, and product selections complete, we will present you with a complete scope of work and contract for the construction of your project.

 

 

ZONING, LANDMARK & PERMITTING

 

Our top priority during the planning phases of a project is a focus on aesthetics and utility.  However, if a building design doesn't begin with a solid understanding of the relevant zoning requirements and building codes, those designs are likely to end up in a trash can.  Many construction projects encounter their first major snag when plans developed over weeks or months of work by a well-meaning designer or architect fail to comply with permitting requirements.

As designers and builders, we have worked with Denver's various zoning, permitting, and inspection services for over a decade, and our focus on urban historic home remodels has necessitated a thorough familiarity with the minutiae of each of their processes.  Thus, we begin the planning phase of every project before our first meeting with a potential client.  Our front-end research into the relevant zoning and landmark requirements for your specific property enables us to let you know what is, or is not possible, during our initial consultation meeting.
